Thinking of selling your home?

My 2 Cents: 291 Hoyt Street, Gowanus

Your chance to own a single-family row house, although of rental quality.

This single-family home is in need of improvement and near the edge of a residential area. But while its price per square foot is high, its small size makes it relatively affordable at $1.5 million—so it could be your opportunity to own your very own row house. Plus you could add on. My 2 Cents: 70 Second Street, Gowanus

Best in show.

Not only has this two-family brick townhouse been tastefully renovated and completely modernized–it’s also priced at a discount to the “in need of a reno” properties it’s competing with. Plus, there’s room to expand the building and almost double its size. Read more here.

My 2 Cents: 452 Sackett Street, Gowanus

For the adventurous, a chance to buy buildable space.

Recently I stopped by the open house for this single-family row house with one of my buyer clients. It’s listed for $1,295,000, or $761/square foot—pricing I find to be a bit aggressive.  Although the property shows well—it’s in good shape, clean, well-decorated, and has extensive original detail–it’s less than two blocks from the Gowanus Canal, in a transitional neighborhood. But for those with an adventurous streak, it presents a good add-on opportunity.
